Our House-Flipping Adventure

During the depth of the pandemic when restrictions were harsh and business slow, our neighbor Axel, (bless his heart), died. 

When his brother came to town to deal with his estate, he found the home run down, in disrepair and partially empty of furniture.  (Axel had already started to give away his belongings to friends)  His brother needed to sell the home and go back to his job, but with the number of repairs it was in un-sellable condition.    Vidal and I looked at each other – with my design experience and remodeling sources and with Vidal’s custom wood working skills we knew that we could make this home shine.  We offered to purchase the home ‘as is’ and told his brother that we would take care of disposing any items left behind.  Axel’s brother was relieved, he didn’t have to do any more work, we saw the challenge and opportunity and jumped in with both feet!  Although it took longer than anticipated, the result was well worth it.  I know that Axel would be as happy and proud of the remodel as we are!

We wrapped all the exterior posts with wood as well as all exterior windows.  Front deck offers entertaining space with a privacy fence.

The open concept interior is flooded with light from windows on 3 sides as well as a skylight.  Note the wood them that incorporates a coordinating post to balance the mission style door.

I love bathrooms that mimic the elegance of high end hotel bathrooms, it makes me feel like the special person I am!

The Non-discriminating Shower

What is a non-discriminating shower?  The non discriminating shower is a good thing for everyone.  Everyone can use the shower and can have a showering experience just as good as the next person regardless of their sex, height, age, gender, or mobility. Interpreted to remodeling jargon, it is a shower that has a zero threshold entrance (no curb), has a hand shower that is accessible to people of all heights including those seated in wheel chairs, has a large enough area for a person in a wheel chair to turn around, has shower niches so that the shampoo is not on the floor, usually has a place to sit down and has grab bars for safety.

As I continue to remodel bathrooms, I am aware of the trend of 'non-discriminating' showers and I believe that it is more than a  trend - It is here to stay!    Everyone loves these showers, they love that they are large, they love the hand showers, they love the shower niches, they love the benches (I use it to shave my legs) (more information than you probably want to know)  I always recommend extra blocking in the walls for future grab bars even if the client does not want them at the time of the remodel.  It virtually costs nothing to add in blocking while you have the walls open.  Children, adults, and elderly of all abilities enjoy showering in these showers.  It is really an all for one and one for all remodeling winner!

Wanda's Wonderful Kitchen

This kitchen remodel is part of a whole house remodel that we designed for our wonderful client Wanda Kristjanson.  With the help of our structural engineer John Nissen, we were able to open up the kitchen into the dining/living room, add vertical space and give Wanda the island that she always wanted.  We were able to remove the wall between the kitchen and the dining area and create a large island with seating for guests.  We also relocated a fireplace that had been inhibiting space in the existing kitchen (see before picture)  Acacia wood flooring coupled with horizontal grain bamboo cabinets are offset by a striking black mosaic tile backsplash.

Perfect for entertaining as well as daily living, Wanda's wonderful kitchen is a good example of how your surroundings can significantly impact your level of happiness.  Wanda is happy and that makes me happy!

ADU's and the Future of Seattle

Heard of the housing crisis in Seattle?  Big employers such as Amazon have been bringing in massive amounts of people into the Seattle area, more than the many new condos can handle.   The cost to rent a one bed room apartment in the city averages $1917.00 month.  The cost to purchase a house has increased 16.7% over the last 12 months.  I was told by a realtor that many home owners are reluctant to sell, even at the high prices and even when they want to downsize, because ‘they are afraid they will not find another place to live.’ (in Seattle of course)

SEATTLE ENCOURAGING mother in laws – After decades of policing illegal mother in law apartments, the city of Seattle decided that adding rental units in existing housing plots is one of the only places left to densify the city. 

Some TYPES of ‘legal’ living spaces that you can add to your home:

a)      ADU is Accessory Dwelling Unit.  This is an independent home with kitchen, bathroom(s) separate electrical panel and separate secure entrance.  This is attached to the existing home and is separated by a fire rated wall

b)      DADU (or a backyard Cottage) is the same except it is detached from your home, often at the far 20’ setback of your lot.  The average size of most ADU/DADUs is 632 sf.  

REACTIONS - There are several reactions to these types of ‘improvements.’  There is the neighbor who does not want ‘transient’ people in the neighborhood taking up parking spaces and having loud parties.  And there is the home owner who has concerns about giving up some privacy in the shared yard and walkways.  Both are valid concerns.  However, an ADU or DADU can supplement a home owner’s income making it easier to pay the mortgage and increasing property taxes.  It can be a retirement nest egg of continuing income. It can also provide a place for someone to live in the city that they work; offering a place to rent.  It can also reduce traffic – the theory being that if people can walk to take mass transit to work, they will not drive, thus decreasing the amount of cars on the road.

RESTRICTIONS – currently the most contested regulations have to do with providing parking and owner occupation both of which have had recent changes.  One off street parking space is required to be provided EXCEPT in designated urban villages and urban centers.  You may be granted a parking waiver if the site’s topography or location of the structure makes it an undue burden.  Owner occupancy is required for at least 6 months of the year and the owner occupant must have at least 50% ownership. HOWEVER, the owner may SUBMIT EVIDENCE to obtain a waiver of this requirement for up to three years for job relocation, illness or similar reasons not to occupy the home.

FINANCING – typically a home owner would need to refinance their existing home to obtain the funds to build an ADU/DADU.  Costs vary but there is a consensus that to build a new adu/dadu structure would cost around $200,000.  How long do you need to rent the space to break even? Eight ½ years?  LET’S RETHINK THIS…

Truths behind the Lies

Lately I feel I have been living a dream.  A dream where water fountains in schools are safe, family members do not steal from each other, government regulations are enacted to protect you, politicians are as honest as they proclaim and Bill Cosby is the ideal father figure.  Boy, have I had a wakeup call – and so has our country.

Last month I heard on the news that Tacoma schools found lead in the drinking fountains.  Seattle Public Utilities immediately said that there was nothing wrong with Seattle drinking water ‘but that all residents should run their water for two minutes before drinking it JUST IN CASE’ (emphasis added).  It turns out that the ‘gooseneck’ fittings are corroding, where there are gooseneck fittings there is lead. 

The TRUTH is, there are many opportunities for LEAD to enter your drinking water and each home/building is unique in its potential liabilities.  Has anyone suggested that it may be in the publics self-interest to test their water at each faucet?  NO, that would cost too much money and the public outcry when they found out how many of their faucets produced water with lead in it would be crazy.  Politicians may lose their jobs!  Let me ask, how many of you run your water 2 minutes before drinking it?

The TRUTH is, that in 1978 the EPA determined the Lead in the paint was extremely dangerous and made it illegal to sell (after 1978).  But did anyone TELL the PUBLIC that every time you hammered a nail into the wall to hang a picture you were exposing yourself and your family to lead poisoning?  (Remember even the smallest minute amount of dust with lead poisoning can cause permanent brain damage in children).   NO, the government waited until 2010, 32 years, to regulate/protect the public from remodeling produced lead poisoning.  Have you hung a picture up in your home in the last 32 years?

The TRUTH is that I do not believe anyone any more, and that is a very sad place to be.  Truthfully, Christine

Lead Solutions

What are we doing about LEAD in our homes?  These are the solutions that I am incorporating into my home and into the homes of my clients:

SAFE Drinking Water:  The testing of Drinking water is now a standard benefit of every kitchen and bath design that I work on.

HEALTHY Drinking Water:  I have researched and obtained (for my clients) RETTIN Tyent Ionized Water Filters which remove 100% of all LEAD and mercury in the water as well as pesticides, VOC's semi-VOC's, herbicide, disinfectants and non-metallic contaminants, and pharmaceutical contaminants.  This Ionizer has the ability to create Alkaline water (up to 10.0 ph) which has extreme health benefits. It can also create Acid water used for disinfecting and cleaning.  All of this is done through electricity, there are no additives involved.  We are installing these at kitchen sinks and bar sinks; anywhere you would go for drinking water.

LEAD Pipes and Solder:  As we design/remodel, we put into action replacing all lead pipes and all copper pipes that used lead solder.

LEAD in our paint:  IT IS THE LAW (Toxic Substances Control Act section 402(c)(3)), that all firms working in pre-1978 homes and child-occupied facilities must be certified and use lead-safe work practices during renovations.  I am personally trained and certified, and my company, Christine Suzuki Installations Inc is certified as well.  (since 2010)  The intent of this specific training is to contain any chips of paint and lead DUST.  Dust is generally a healthy hazard even if it is not poisonous (as in lead.)  So our SUPER SAFE DUST FREE PRACTICES are generally very good for your family's health safety and welfare.

Award winning Kitchen!

Christine Suzuki, ASID, LEED AP  (me!), was awarded First Place for Residential Small Kitchen, in ASID's 2015 Awards of Excellence competition.  I love all of my design projects but it is nice when we receive confirmation that others love them as well!

This kitchen is in a small condo on Queen Anne hill. The original kitchen was a small rectangular room with two entrances, one from the hall, the second from the dining room. My role in this project was to create a space that looked and felt bigger, create an island with a breakfast bar and to add ‘a little bling.’  .  We removed the wall separating the dining from the kitchen and added an island with a breakfast bar.  We also bumped the back wall of the kitchen into the bedroom behind it giving us extra room to maneuver.  I like to minimize any protrusions into the space, so I selected the recessed finger pulls for the cabinetry.  

The opaque glass insert create a feeling of space as well.  The richness of the brandy stained cherry cabinets is balanced by the warm yellow color of the cork floor. We created a ‘feature’ wall behind the sink with glittering round metal tiles, centering the upper cabinets.  The hanging metal hood doubles as a light fixture.  All the upper cabinets are a double bi-fold tilt up style which makes it easy to access all items in the cupboards while retaining a clean horizontal line.  The large pantry cabinet to the left of the dishwasher is actually a 6” deep cabinet that is fit within the studs of the wall behind it.  

We also created an upper U shaped drawer for the sink cabinet to gain precious storage space.  The challenges for this project are typical of a condo, we needed to keep the drainage and venting in the same locations.  The cement radiant heat ceiling meant that we had to create a lowered ceiling with shallow recessed lights.  The old elevator was small and we were challenged in getting the granite counters up to the fifth floor.  The ending result, however, was outstanding and the clients have enjoyed this Seattle get away ever since.

Soft Modern Kitchen

What is soft modern?  Modern design without the ‘coldness’ of what we associate with modern.  Soft Modern incorporates ‘tactical’ elements to balance against smoothness, ‘friendly’ colors that are muted and relaxing.  Round shapes are allowed to associate with rectangular shapes.  I was happy to be selected as the designer for this Soft Modern kitchen.

 I call this kitchen ‘Earth Water & Air’ because of the materials selected and their relationship to these natural elements.  Usually, a design using ‘natural materials’ has a dominant color of browns which represent wood.  In this case, soft reflective gloss green cabinets remind us of water,  little globe lights bubble in the atmosphere.  Blue and green mosaic tile creates a sense of air or smoke going up the hood and the satin textured granite counters say ‘stone’ in the very basic sense of the word.  The granite has a very subtle color without normal busyness of granite patterning.  The ‘hand’ of the stone, a subtle but distinct texture, along with the color, was the basis of the entire design, providing our first strong relationship to nature.  The enlarged windows allow this family to be ‘one’ with the outside elements.

Your Body is Your House

Toxins in our homes have been in discussion for several years.   LEAD based paint is most certainly in 70% of the homes in Seattle (all homes built before 1978 are suspect).  Even if the layer of lead based paint is five layers down, you are in danger of lead poisoning.  When would you disturb a layer that old?  When you remodel!  Toxins enter the body either through our lungs or by accidental eating (a microgram of lead dust is enough to cause lead poisoning.)   Do your children or grandchildren play with or suck on car keys?  Keys contain lead.  Even handling your keys and eating finger food can deliver a significant amount of lead into your mouth.  The dangers of lead poisoning are many.  LEAD is a highly toxic metal that can profoundly suppress immunity.  Lead poses significant health risk for adults but are particularly dangerous for children causing damage to the brain and central nervous system, can cause decreased intelligence, reading and learning difficulties, behavioral problems and hyperactivity.  This damage can be irreversible, affecting children throughout their lives.

The bottom line is that your house can be dangerous to your health.  The double bottom line is that some of the items we purposely put in our body also contain lead.  Things like…hmm… Vitamin supplements! 

Surprisingly, one of the biggest sources of lead in your life (assuming you are not remodeling a home built before 1978) may be your nutritional supplements.  Lead contamination in calcium supplements has been a significant problem, even though an FDA warning on this issue was published in 1981.****  Since then, studies have confirmed that many forms of calcium still contain lead in amounts that exceed EPA safety guidelines.  Since many people (including children) are taking large doses of calcium, this is a matter of concern.  Supplements that we TRUST to put in our body may be making us SICK.  In 1993 researchers tested 70 brands of calcium supplements and found high levels of LEAD in a significant percentage.

How can you tell if your supplement contains high amounts of lead?  Ask for ‘certified heavy-metal assay’ from the manufacturer.  If they can’t give it to you switch to a company that will.

This sounds nuts but the truth is that there are different levels of QUALITY in vitamins and nutritional supplements.  They are not all alike.  Stephen Cherniske, CSO of Univera remarks, 'The bottle that says Calcium is not the same as the bottle next to it that says Calcium.  We exasperate the problem because we want ‘good deals’ and look for the cheapest brand at the cheapest price.  Is that the way to make sure you put healthy supplements into your body?  NO!  Think about it, if it takes more time to keep toxins out, if it costs more money for research to show the benefits of a product, if it costs more money to purchase purer base materials, then it will cost more.' 

Why would companies knowingly produce and sell low quality products with high levels of LEAD to the general public?  Because THEY CAN, and they are betting that you will buy it.

BLING on a BUDGET or REDUCE REUSE RECYCLE

How can you get the BLING in your remodel while keeping within a limited budget?  By singing the REDUCE REUSE RECYCLE  song. Here are a few examples:

 We were able to save money in this bathroom remodel by REUSING the drain locations for the tub, shower and toilet.  Because this condo had a post tension construction floor, drilling new drain holes would have been costly.  We were able to use the savings to purchase more costly items such as the free standing tub.  

   Also, in the closet section of this remodel, we REUSED the existing cabinetry, giving it a new paint job and handles and cutting an opening for the cat to use the litter box in private.

This floating wood counter is a RECYCLED coffee table top.  (I like to call this UPCYCLING)  Purchasing a slab of wood with the ‘live’ edge and having it sanded & stained would cost considerably more for this home owner.

This living/entry area was spruced up with paint that accents the architectural features of the home creating interest and REDUCING project costs by not removing the wall.

 REUSING this sustainable cork floor

resulted in significant savings for this kitchen/dining remodel as well as bringing welcomed warmth to the Seattle condo.

Sometimes budget restrictions create wonderful unique solutions that we may not have previously considered.

KBIS goes Green

Straight from Chicago’s KBIS---- This year’s Kitchen and Bath Show featured more Green product than I remember in recent history! MANY manufacturers have realized that not all consumers are made of money and that there is a big market for ‘affordable’ remodeling options.

Kohler came out with a new product called the ‘Hydro Rail shower column’  which looks like a hand shower bar, but is actually a ‘plumbing bar’  that allows you to select any shower head and add it to the top of the bar and any hand shower and add it to the bar, without having to re plumb your shower wall.  In other words, you do not have to remove the old valves and add new valves just because you want to change your shower head and/or want to add a hand shower.

Another super cool solution to the hand shower re plumbing issue is solved by Delta .In2ition features a detachable handshower, which can run separately from or simultaneously with the showerhead.  It comes with its’ own diverter allowing you to select the shower head and hand shower, showerhead only or handshower only. The handshower ‘docks’ inside the shower head and is held in place with magnetic force.  There is a pause function to save water while you are lathering as well as the super impressive stretchable hose!

Finally, another great remodeling product is the new flexible drain pipe from Kohler.  PureFlo features a flexible overflow ell as well as a drain ell for easy installation to fit various bath angles.  In laymens terms, it reduces plumbing costs by not having to move the tub drain.   It offers standard 1 ½” OD flexible tubing and you can choose from a number of tub drains and overflow trims to finish off your remodel!

The cost of the Cloud

I learned and interesting fact the other day.  10% of all the electricity consumed in the United States is consumed by data centers.* That’s a lot!  If you are like me, you have been using software that you do not purchase and install on your computer, rather you pay a monthly fee and sign onto it through the internet (the cloud), with the software company providing backups of your information at their data center.**  Recently, I have been moving all my working files onto another server ‘on the cloud’.  This way, I can access all of my information from any laptop or telephone in any part of the world, as long as I have internet access.  Besides saving on paper and printing supplies, I no longer have to update/replace my ‘server’ computer or my network software, or the separate back up drive that I have to support my now one person office.  In other words, I am gaining a lot of flexibility and computing power while saving lots of money on hardware and software.  (Dropbox offers 2MG for FREE)*** 

In one of our Green Lunches, I was intrigued by Scott Hammond’s demonstration of a LED dimmer  that did not have to be wired into the wall or use batteries.****  ‘How can that be?’  Kinetic energy.  Simply the energy created by flipping the rocker switch creates enough energy to communicate to the receiver to turn the light on.  ‘Wow,’ how can we harness that kind of energy for other things?

So, what I learned, is that even as we are reducing our energy use via conservation, recycling, and mass transit, we are increasing our energy use through the use of cloud technology.  I also learned that there some ‘old fashioned’ renewable sources of energy that we can explore.  We have delved into wind power, hydro power and solar power, but this is the first I have heard of kinetic energy.  Am I behind the times or are we missing a simple free source of energy?  Now about harnessing gravity......

The Urban Spa

The private Urban Spa is the most recent of trends in our community.  Whether it is a reaction to the stress that we experience exponentially, or our desire to pamper ourselves, we are seeking relaxation opportunities for our lives.  Many of us are creating private 'spas' in our homes to fulfill those needs.  Remodeling a bathroom into your private urban spa is not necessarily more expensive than a normal bathroom remodel.  You just need a few key items to ensure your relaxation.   Here are some basics:

To create a peaceful, relaxing area you should a) select natural materials for the flooring, walls and counters b)  allow the textures from the natural materials create pattern and interest c)  select colors that are soothing (no fire engine reds) d) select fixtures that have simple lines (no ornateness)

Options for your home spa:  a)  heated towel warmer (this can double as the towel rack) b) steam shower (steam shower fixtures are available through Kohler) c) heated flooring d) music (sound system) e) tubs with heat, jets or bubbles f)  large open showers with body sprays, rain shower heads and hand showers g) bench to lay down on both in the steam shower and outside the shower  h) sauna  i) foot massager  j) foot baths (yes they exist! see MTI's foot bath) k) specialty shower enclosures l) aroma therapy & light therapy (available through most tub & shower manufacturers - see Kohler DTV electronic interface

My Peace - My Space - My Energy Savings

Sometimes you cannot be the person who invents new energy sources or figures out how to take wheat board and make it into edible salad croutons.  Sometimes you are just the person who follows the mandatory recycling/composting rules, watches documentaries on global warming and takes walking vacations in Spain (my father said, you call that a Vacation?)

How can I still make a difference?

My Peace – meditate for inner peace.

My Space– it is suggested that low-tech actions such as weatherizing homes and installing more-efficient water heaters could reduce household carbon emissions by 20% within 10 years.

Appliances – BIG energy savings can come by replacing old appliances with energy efficient EnergyStar appliances. (dishwashers, washers, dryers, refrigerators, etc)

Toilets– need I tell you again? Replace the old water wasters with HET (High Efficiency Toilets) and watch your savings on your utility bill.  Installing a HET can save up to 22,000 gallons of water per year. 

Water Heaters – install more efficient water heaters

Insulate – my home, like many other older home had NO INSULATION in the exterior walls. When remodeling, add insulation and watch your heating bill dwindle.

Windows – replace old windows with the double paned variety, no more drafts!

Plumbing Fixtures– look for the WaterSense label to curb your water usage.

Leaking pipes & faucets– can waste as much as 7 liters a day.

Yard – selecting plants that coordinate with our weather will reduce watering costs

Rainwater harvesting – collecting rainwater, primarily from your roof, can offset your irrigation/yard watering costs.  If you want to go further, you can install a filtration system and plumb the water back into your home to be used to flush your toilets.

New Habits – turn off the water when you are brushing your teeth, take shorter showers, use the dishwasher only when you have a full load, thaw frozen food in the microwave

My Energy Savings – makes me happy and brings me full circle to my inner peace…..I am just ‘me’ and that is okay.

Water Conservation in the Wet Northwest

As my relatives in Minot North Dakota are being flooded out of their homes, I feel sadly blessed that we have been spared the wrath of natural disasters that have hit the world this year.   Who was it that said, 'take care of nature or nature will take care of you?' Actually, I think it was me.

Anyone who knows me, knows that I am a fanatic about water conservation.  I hit several brick walls in my efforts to implement conservation programs over a large population base, mainly because the cost of water to us is so low.  We do not have an economic incentive to conserve water.  We conserve water only when/because we want to do the 'right thing.'

Recently I received a couple publications from Seattle Public Utilities that gave me a glimmer of hope.  The first was the Drinking Water Quality Report which reported that our drinking water was very clean, that it costs us LESS than a Penny a Gallon to have water delivered to our taps, and that we have one of the best drinking water systems in the nation.  Quite impressive.  In the very last paragraph, however,  SPU noted that elevated levels of lead and copper are often found in our drinking water due to corroded plumbing systems.  ALERT!  SPU is working hard to get clean water to you, but if you actually want to drink or cook with clean water you need to confirm that you do not have corroded plumbing.  In a city that is mainly compromised of older homes, I would guess that there lots of households that have not replaced the plumbing in their homes.  Health Tip of the Day: When you remodel a kitchen or bath, due yourself a healthy favor and replace as much of the old plumbing that you can afford to.

The second flyer had a section on a new program that was MY IDEA (thank god someone is implementing it!)  Qualified customers in Seattle can get a FREE water-efficient toilet and have it installed by a licensed plumber for FREE if they meet income guidelines.  (My program did not offer the toilet nor the installation for free, so this is actually a better program) Household income for 2 people can be up to $3,273 a month to qualify. PLUS, the picture that is in the flyer is the stylish Kohler Persuade toilet.  I am hoping this is the toilet being given away, but even if not, it indicates that it is probably a Kohler toilet and that is a good thing.  American made, family owned company in Kohler, Wisconsin, Kohler has made an effort to meet and beat the WaterSense guidelines for water conservation and have a large array of HET's available.  HET is tech talk for High Efficiency Toilets.  Who said I wasn't a techy?  Ciao!

The Future of Kitchens

We are always trying to predict the future, with questionable success.  However, some trends are evident (as explained by Kitchen Distributors reference to the National Association of Homebuilders study  on kitchen design.)  The trend will be towards smaller homes.   With smaller homes comes smaller kitchens.  With smaller kitchens there is a bigger premium put on EFFECTIVE storage solutions;  replacing the walk in pantry with 24" deep pull out pantries, using every corner, every inch of floor space.    Even using the space INSIDE of the wall (yes we can build shallow cabinets that fit between the studs) so that you can gain storage without infringing into precious floor space. 

Many kitchens  double as a passage way to other parts of the home similar to this galley kitchen.  With space at a premium, kitchen designers use built in finger pulls on cabinets doors to eliminate protruding handles.  Space issues will also promote the open concept (no walls) between the kitchen, living and dining areas.  With some kitchens that means eliminating a wall and replacing it with an island.  With other kitchens it means eliminating the island. 

With openness comes exposure.  All the MESS needs to be hidden...somewhere.  Everything that is on the counter will be seen by everyone.  (Do you really want to see the rice cooker from the living room sofa?)  New openness will force us to rethink our storage/cabinet needs as well as our cooking accessory purchases.  Remember that brief trend that had garage style doors that pulled down to hide the kitchen?  Well, that may be a little extreme.....

Not your ordinary kitchen sink

Are you familiar with apron front sinks?  They are usually installed in traditional kitchens, country kitchens and summer homes.  This year, APRON FRONT SINKS ARE BACK with zest!  And they are significantly different than the existing styles.  Some apron front sinks require custom made cabinets that can support 200 pounds!  Hand made sinks can have enough variance in dimensions that you have to wait until the sink arrives to start building the custom cabinet. NOT THESE NEW SINKS. 

Straight from KBIS (annual Kitchen and Bath show), is the new Apron-Front sink from Kohler; the Whitehaven self trimming under mount sink.  Kohler is smart;  they made this sink for both new construction and for remodelers.  This new, clean lined sink is available with both a 9" and a 7"  front that can fit into an existing 36" sink cabinet.  Available in all the standard colors it comes with a counter top cutout template for "perfect, predictable  installation results." 

  

I am REALLY excited about the new Vault sink.  This is a Contemporary Apron-Front Sink. Isn't that an oxymoron?  This sink is sweet, clean lined, under mount and contemporary.  PLUS, if one of your objections to apron-front sinks is the single basin feature, wait no more.  Kohler is smart again, they have a version of the Vault that has a low divide, providing division, but still retaining the apron-front sink look.   Even sweeter, they come with a metal bottom basin rack at no extra charge!  I'm sold!
